How to permanently fix AC leak causing recurring mold?« Back to Previous Page

The AC in our villa in Jumeirah seems to be constantly leaking, and now we’ve found black spots along the base of the wall in the living room. We just had the ducts cleaned a few months ago but the dampness and that weird smell are back. What’s the most effective long-term solution to stop this mold from coming back every time the humidity spikes?

Recurring mold from an AC leak indicates the core moisture issue wasn't resolved. Duct cleaning alone is a temporary fix if the leak persists. The permanent solution requires a two-part approach: fixing the water intrusion and properly remediating the existing mold.

First, the AC leak must be professionally diagnosed and repaired. In Dubai's climate, the most common causes are a clogged condensate drain line or a damaged drain pan, exacerbated by high humidity causing excessive condensation. A full HVAC inspection should check the drain line, pan, insulation, and refrigerant levels. Simply unclogging the line isn't enough; a technician should flush it with an algae-inhibiting solution to prevent rapid re-clogging, which is common here.

Second, the existing mold must be properly remediated. Surface cleaning the black spots is insufficient if moisture has wicked into the drywall or insulation. For a recurring problem, the affected drywall and any damp insulation likely need removal and replacement. This prevents spores within the material from regrowing. After repair, the area should be treated with an antimicrobial solution and confirmed dry with a moisture meter before repainting with a mold-inhibiting primer.

To prevent recurrence, ensure your AC unit is correctly sized for the space. An oversized unit short-cycles, failing to dehumidify the air properly, which maintains the damp conditions mold thrives in. Maintaining indoor humidity below 60% with a dehumidifier or a well-functioning AC is crucial for long-term prevention. For a persistent leak and mold growth, a professional inspection that includes thermal imaging to pinpoint the exact moisture source is the most effective starting point.
