The AC in our apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet in my son's bedroom, and now I'm seeing a few small black spots in the corner behind his crib. With this humidity, I'm really worried about his allergies acting up. What's the fastest way to get this properly cleaned and who should I call, my landlord or a professional cleaning service directly?

The constant humidity and condensation from a leaking AC unit creates an ideal environment for mold, particularly the problematic Stachybotrys (black mold) often found here. For a baby's room, this is a priority. A proper remediation involves first fixing the AC leak at the source, then addressing the moisture in the carpet and subfloor, and finally containing and removing the mold with HEPA filtration to prevent spores from spreading.

Do not attempt to clean it yourself with bleach, as this can aggravate the spores and worsen allergy symptoms. A reputable service will use moisture meters to find all hidden dampness and provide before-and-after lab testing to verify the spore count has been returned to a safe level.
