Who is responsible for AC mold on wall in Dubai?« Back to Previous Page

The AC in our bedroom has been leaking a bit, and now we're getting black spots of mold spreading on the wall behind the wardrobe. I only noticed it when I moved the furniture to clean last week. Our contract is a standard Ejari one and we've been in this Jumeirah Village Circle apartment for almost a year. Who is legally responsible for dealing with this, the landlord or me as the tenant?

The landlord is responsible for fixing the AC leak and the resulting mold on the structural wall, as per standard Dubai Ejari tenancy contracts. Your responsibility as the tenant is to report the issue promptly.
Leaking AC units are a major source of mold in Dubai due to the constant condensation and high humidity, which allows spores to spread quickly on walls and behind furniture. Since the mold resulted from a maintenance issue with the landlord's fixture (the AC unit), the repair obligation falls to them. Document the issue with clear photos and the date you notified the landlord or property management company in writing. For extensive mold growth, a professional inspection is advised to assess the full extent, as it can spread inside wall cavities. The remediation process should address the source of the moisture (the AC leak) first, then the mold itself. Simply cleaning the visible spots without fixing the leak will lead to rapid regrowth. While the landlord handles the structural repair, you may be responsible for moving personal belongings, like the wardrobe, to allow access for the work. |
