Black Mold from AC Leak: First Cleaning Steps and Who to Call?« Back to Previous Page

The AC in our bedroom has been leaking a bit for a while, but I just pulled back the corner of the carpet near the wall and found a patch of black, fuzzy mold about the size of my hand. It’s been so humid lately in Dubai that I’m worried it’s spread behind the drywall. What’s the first thing I should do to clean this safely and who should I call to check the AC unit properly?

The first step is to isolate the area. Avoid disturbing the mold, as this can release spores. Turn off the AC unit to prevent it from circulating spores. Increase ventilation in the room by opening windows if outdoor humidity is lower, but in Dubai's climate, using a dehumidifier is often more effective at containing the issue.

For a patch that size, especially on porous material like carpet and drywall, professional remediation is strongly recommended. Do not attempt to bleach it. In Dubai, the persistent high humidity means moisture has almost certainly wicked into the wall cavity, fostering hidden growth that DIY cleaning cannot address.

You need two separate professionals. First, a certified HVAC technician must inspect and repair the AC leak at its source—a faulty drain line or clogged drain pan is a common culprit here. Second, a mold inspection and remediation specialist should assess the full extent of the contamination in the building materials. They will use moisture meters and, if necessary, perform lab analysis to identify the species, as not all black-colored mold is the toxic Stachybotrys type, though the presence of moisture and a musty odor indicates a problem.

Look for providers who follow standards like the IICRC S520 and can provide documented proof of remediation, such as before-and-after lab results. This verifiable evidence is your best assurance they addressed the root cause, not just the visible stain.
