Black mold behind wardrobe: treat professionally or tell building management« Back to Previous Page

We've lived here for 2 years and just noticed black, fuzzy patches spreading along the bottom of the wall behind our bedroom wardrobe. It’s on the wall that faces the outside of the building. I’m really worried because my youngest has been having allergy-like symptoms for the past month. What’s the best way to get this professionally treated and is this something I should take up with my building management first?

Black mold behind furniture on an exterior wall is a serious issue in Dubai, primarily caused by thermal bridging. The cold interior wall from constant AC use meets the hot, humid outdoor air, creating condensation inside the wall cavity that mold feeds on.

Given your child's symptoms, a professional inspection is strongly advised. They will use a moisture meter to find the condensation source and may recommend an infrared camera to see the extent within the wall. Surface cleaning alone is ineffective; the moisture problem must be fixed first.

You should notify building management immediately, as the root cause is likely a building envelope or insulation issue they are responsible for fixing under Dubai's strata laws. Document the mold with photos and your communication. For health safety, move the wardrobe and isolate the area until assessed.

A reputable remediation company will contain the area, safely remove affected materials, address the moisture source with management, and verify clearance with post-remediation testing. This integrated approach with both a specialist and your building management is the only way to ensure it doesn't return.
