How to permanently remove mold from exterior closet wall?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold forming in the corner of our master bedroom closet on the exterior wall. The last few months of humidity really seem to have made it worse. What's the best long-term solution to get rid of this and prevent it from coming back, given that it's an outside wall?

The black mold on your exterior wall in Jumeirah is a classic symptom of condensation, where the hot, humid outdoor air meets the cool, air-conditioned interior surface of the wall. This creates a persistent damp environment where mold thrives.

For a long-term solution, surface cleaning alone is insufficient. Start by having a professional inspection to confirm the mold type and identify the exact moisture source. The core issue is likely insufficient insulation or a thermal bridge in that wall section. The permanent fix involves addressing this by improving the wall's thermal break to prevent condensation from forming in the first place.

After the underlying cause is remedied, the mold itself can be addressed. Professionals will remove the contaminated materials, HEPA-vacuum the area, and treat it with an antimicrobial solution. For a closet, this might involve replacing affected drywall or insulation. Once the area is dry and treated, repaint with a premium mold-inhibiting primer and paint.

To prevent recurrence, ensure your AC is consistently running to manage indoor humidity, ideally keeping it below 60%. Consider using a dedicated dehumidifier in the bedroom during the most humid months. Improve air circulation in the closet by not overpacking it and occasionally leaving the doors ajar. For villas, this is a common issue that requires a proper building science approach rather than a simple cleaning.
