ac leak causing mold in jvc closet: how to clean and fix?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water, and now I’m finding these small black spots in the corner of the bedroom closet, right on the wall. It’s been so humid the last few weeks that I’m worried it’s just going to get worse. What’s the most effective way to clean this and who should I call to fix the AC leak to stop it for good?

The black spots are very likely mold, a common issue when AC condensate leaks in humid climates like Dubai's. The leak provides constant moisture, and JVC's high humidity creates ideal conditions for growth.

For the mold, a solution of one part white vinegar to four parts water can clean small surface areas. Apply, let sit for an hour, then scrub and dry the area completely. Avoid bleach, as it only removes the color and can push roots deeper into porous surfaces like drywall. If the mold has penetrated the wall or covers more than a square meter, professional remediation is needed to safely remove the affected material.

The AC leak must be fixed to prevent immediate recurrence. A certified HVAC technician should be called to diagnose the cause, which is typically a blocked condensate drain line, a damaged drain pan, or improper installation. They will clear the blockage, repair the pan, and ensure the unit is properly leveled so condensation drains correctly.

In Dubai, all AC work should comply with Dubai Municipality and DEWA standards. After the repair, run a dehumidifier in the room for a few days to remove residual moisture from the air and walls. To confirm the mold is gone and the air quality is safe, a post-remediation verification test from a company with its own microbiology lab is the most reliable method.
