Should we clean mold from AC leak or call a professional?« Back to Previous Page

Our master bedroom’s AC unit has been leaking a bit for the last couple of months, and now I’ve found a patch of black, fuzzy mold on the wall behind the wardrobe. Since then, my husband and I have both been waking up with stuffy heads and a dry cough that goes away a few hours after we leave the room. What’s the safest and most effective way to clean this ourselves, or should we just call a professional company straight away?

A persistent AC leak in Dubai's humidity creates ideal conditions for mold, and your symptoms are a common reaction to its spores. For a patch smaller than one square meter (about 10 square feet), a careful DIY approach may be possible. However, given its location behind furniture and its link to the AC system, professional assessment is strongly advised to address the root cause and ensure it's not a more problematic species.

For DIY, wear an N95 mask, gloves, and goggles. Mix a solution of one part white vinegar with four parts water; avoid bleach as it only removes surface discoloration and can push spores into the air. Scrub the area gently, dry it completely with a fan, and dispose of all cleaning materials. The AC unit itself and its drip pan must also be cleaned to prevent immediate recurrence.

The core issue is that your AC's leak is providing constant moisture. Simply cleaning the wall is a temporary fix. A professional will identify and repair the leak's source—often a clogged condensate drain line—and perform a full system clean. They can also take a sample for lab identification, which is the only way to confirm the mold type, especially since "black mold" is often used for many species, not all of which are equally concerning. In the UAE, look for companies certified by the Dubai Municipality or those that provide verifiable before-and-after testing data from an accredited lab. Your recurring symptoms indicate a significant airborne spore count, making a professional remediation that includes containment and air scrubbing the safest choice for your health.
