My master bedroom closet on the outside wall has a persistent damp smell, and I just found black spots on a couple of leather bags I stored in there. We keep the AC on most of the time in our Marina apartment, but this humidity seems to be coming from inside. This prevents the cold from the AC from directly chilling the wall surface, stopping condensation from forming in the first place.
