AC vent smells damp with black spots. Clean or call maintenance?« Back to Previous Page

The AC vent in my master bedroom in my Jumeirah apartment started blowing out a really damp, earthy smell about two weeks ago. When I checked, I could see some black speckling around the edges of the vent itself. We keep the thermostat at 23°C but it’s been so humid lately. What’s the best way to clean this and prevent it from coming back, or should I just call maintenance immediately?

The black speckling and damp smell are classic signs of mold growth in your AC system, a very common issue in Dubai due to the high humidity levels that cause condensation inside the ducts. For a surface-level issue confined to the vent cover, you can clean it yourself. Turn the AC off at the circuit breaker. Remove the vent cover and wash it with a solution of warm water and a few drops of mild detergent, scrubbing the black spots away. Let it dry completely before reattaching.
However, the smell indicates the mold is likely deeper within the ductwork, which you cannot reach. Simply wiping the vent will not solve the problem for long. In apartments, your first call should be to building maintenance, as the central air handling unit and main ducts are their responsibility. They are required to ensure the system operates in a way that doesn't compromise indoor air quality. Request that they inspect and clean the entire system, not just your vent. To prevent recurrence, ensure your AC drain line is not clogged and that the unit is set to a temperature that minimizes excessive condensation; 23°C is generally fine, but running the fan in "Auto" mode instead of "On" helps coils dry out between cycles. If the problem persists after maintenance's intervention or you want to verify the mold type, a professional inspection with air and surface sampling sent to a microbiology lab can identify the specific species and concentration. |
