Black mold in bedroom corner: DIY or call building management?« Back to Previous Page

We've lived here for 2 years and just noticed these black spots growing along the corner of our master bedroom wall where it meets the ceiling. It’s the wall that faces the outside, and with all the humidity lately in Dubai, it’s gotten worse. What’s the best way to handle this myself, or should I call my building management first?

Start by identifying the source. In Dubai, mold in a top corner of an exterior wall is often due to condensation from the AC unit's cold air meeting the hot, humid outside air, creating a thermal bridge. The recent high humidity accelerates this.
For a small patch (under one square foot), you can clean it yourself. Wear a mask and gloves. Scrub the area with a mixture of detergent and water, then wipe with a diluted bleach solution (1 part bleach to 10 parts water). Ensure the room is well-ventilated. However, this only addresses the visible growth, not the underlying moisture issue. Since you're in a building, your first call should be to building management. The problem could originate from a leak in the building envelope, poor insulation, or a clogged AC drain line from the unit above—issues they are responsible for investigating and fixing. Dubai's strata laws often place the responsibility for structural and external wall issues on the building owner or management. DIY cleaning is a temporary fix if the moisture source isn't corrected. If the mold returns quickly, covers a large area, or you notice a persistent musty smell, a professional inspection is needed to identify the exact species and the extent of the hidden moisture problem, which often requires specialized tools. |
