The AC unit in my master bedroom in our Jumeirah villa seems to be leaking into the wall, and now we’re getting black mold spots on the corner of the ceiling. It’s been getting worse since the humidity really kicked in a couple of weeks ago. I’ve wiped it down with bleach, but it just comes back. What is the best way to permanently fix this, and who should I call first, an AC technician or a mold removal specialist?

Call the AC technician first. The root cause is the leak, and until that's fixed, any mold remediation will be temporary. The persistent humidity in Dubai provides a constant source of moisture, allowing the mold to regrow even after you've wiped it down. Bleach only removes surface discoloration; it doesn't address the moisture problem or kill the roots (hyphae) deep within the building material.
A certified HVAC technician needs to diagnose and repair the leak, which is likely a blocked condensate drain line or a faulty drain pan—common issues in our climate where AC units run year-round. Once the leak is permanently stopped and the area is completely dry, then address the mold. For the mold removal, the required response depends on the extent. Small, isolated patches (under ~1 square meter) can sometimes be handled by carefully cleaning with a detergent solution and ensuring the area remains dry. However, since the mold is inside the wall cavity from a persistent leak, a professional inspection is strongly advised. Hidden growth is often much larger than what is visible on the surface. A mold specialist with a microbiology lab can identify the species to confirm it is a common type and not something more problematic. They use containment and air scrubbing to prevent spores from spreading during removal, which is crucial for a bedroom. They will also treat the area with specialized antimicrobial solutions to prevent regrowth. The correct sequence is: stop the water source with an AC tech, then assess and remediate the damage with a mold expert if needed. |
