Black mold in bedroom corner: leak and health risk?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the corner of our bedroom wall where the wardrobe is. It's on the wall that faces the outside of the building, and it came back even after I wiped it off a few weeks ago. My wife has been waking up with a stuffy nose and I'm worried it's connected. What's the best way to get rid of this permanently and should we get a professional to check for a leak?

The black spots returning after wiping indicate an active moisture source, likely a leak or condensation. Given the location on an exterior wall in Dubai, the most probable cause is thermal bridging where the cold interior AC air meets the hot outside wall, creating condensation inside the wall cavity. A hidden plumbing leak from an adjacent bathroom is also a strong possibility.

Your wife's stuffy nose is a common reaction to mold exposure, especially during sleep when spending hours in the room. Continuous exposure can worsen allergy and asthma symptoms.

For a permanent solution, simply wiping the mold is insufficient. The moisture source must be identified and stopped. I recommend a professional inspection that includes a thermal imaging scan to pinpoint the exact location of the condensation or leak within the wall. In many Dubai buildings, this requires a moisture meter and borescope inspection to assess the wall cavity without unnecessary damage.

Once the leak is repaired and the area thoroughly dried, the mold-infested materials (like drywall or insulation) should be carefully removed and the area treated with antimicrobial solutions. Finally, the area must be rebuilt with moisture-resistant materials to prevent recurrence. Given the potential health implications and complexity of finding the moisture source, a professional assessment is the most effective path forward.
