How to remove and prevent black mold on exterior wall?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold on the wall behind our wardrobe in the master bedroom. It's on an exterior wall, and with the humidity levels lately, I'm worried it's getting worse. What's the best way to treat this existing mold and, more importantly, how can I stop the moisture from coming through the wall to prevent it from coming back?

The black mold on your exterior wall is likely due to condensation forming where the cold AC-cooled interior meets Dubai's humid outdoor air. This is a common issue in villas here, especially during humid summer months.
For the existing patch, wearing an N95 mask and gloves, scrub the area with a solution of white vinegar or a dedicated mold remover. Do not use bleach, as it only removes the surface color and doesn't kill the roots. For porous surfaces like drywall, the affected section often needs to be cut out and replaced if the growth is extensive. The critical step is stopping the moisture. The wall needs to be checked for thermal bridging, where the concrete itself transfers the temperature difference, causing constant condensation. The most effective permanent solution is to address the wall's insulation. This can involve applying an internal insulating layer or a specialized thermal coating to the interior wall surface, which raises its temperature above the dew point and prevents condensation from forming. Given its location behind a wardrobe, which restricts airflow and traps moisture, professional assessment is highly recommended. An inspection with a thermal imaging camera can pinpoint the exact cold spots and moisture sources. Remediation then involves treating the mold, rectifying the insulation flaw, and ensuring adequate ventilation in the room to keep humidity levels in check. This multi-step approach is the only way to prevent it from returning. |
