The ceiling in our master bathroom in our Dubai Hills villa has these black spots that just appeared over the last couple of weeks. I think it's from the constant steam because the exhaust fan is really weak and just hums without actually pulling any air. I'm worried it's spreading behind the tiles. What's the most effective way to clean this and who should I call to properly fix the ventilation issue for good?

The black spots are almost certainly mold, and Dubai's high humidity combined with a weak exhaust fan creates the perfect breeding ground. The steam from showers provides the constant moisture mold needs to grow, often penetrating behind tiles and into ceiling cavities.

For cleaning visible mold on a non-porous surface like a painted ceiling, a solution of white vinegar or a diluted bleach cleaner (ensure good ventilation) can be effective for small areas. However, scrubbing can release spores, so wear an N95 mask. If the mold reappears quickly or covers more than a square meter, the moisture source isn't controlled, or you suspect growth behind surfaces, professional assessment is needed to determine the extent.

The root cause is your ventilation. A fan that hums but doesn't pull air is defective. For a permanent fix, you need a qualified electrician or HVAC technician to replace the exhaust fan unit. They will ensure it's correctly vented to the outside of the building, not just into the attic space, and is powerful enough for your bathroom's size (measured by its CFM rating). This is a critical step per Dubai building standards for indoor air quality.
