How to permanently treat black mold on damp villa wall?« Back to Previous Page

We've been in our Jumeirah villa for about five years and never had an issue, but this winter I spotted small black spots growing along the bottom of the bedroom wall that faces the outside. The room always feels a bit damper than the rest of the house, especially in the mornings. What's the most effective way to treat this and stop it from coming back for good?

The black spots are likely mold growth, which in Dubai's climate is almost always a symptom of excess moisture, not just a surface problem. Given its location on an exterior wall and the morning dampness you describe, this points to condensation or a possible hidden water intrusion.

For permanent treatment, you must first identify and eliminate the moisture source. The most common causes in Jumeirah villas are thermal bridging (where the cold interior meets the warm, humid exterior, causing condensation within the wall) or minor cracks in the building envelope allowing moisture ingress. A professional inspection with a thermal imaging camera and moisture meter is the most effective way to diagnose this without guesswork.

Once the moisture issue is resolved, the mold can be addressed. For a small area, cleaning with a dilute vinegar or hydrogen peroxide solution can be effective. However, simply wiping it away without fixing the underlying dampness guarantees its return. For a recurrence or a larger affected area, professional remediation that includes HEPA vacuuming and antimicrobial treatment is necessary to properly remove the spores.

To prevent it from coming back, ensure the room is well-ventilated to reduce humidity, and consider using a dehumidifier. Also, verify that your AC unit is correctly sized and functioning for the space, as an over-capacity unit that short-cycles will cool the air without adequately removing humidity, making condensation worse.
