Our AC unit in the bedroom has been leaking a bit for the last couple of weeks, and now I’ve just pulled back the corner of the carpet and found a patch of black, fuzzy mold on the underside and the concrete floor underneath. It’s a pretty small area but I'm worried it's spread further under the carpet where I can't see. What's the best way to handle this myself without making the spores go everywhere, or do I need to call a professional company here in Dubai immediately?

Black mold under a carpet from an AC leak requires immediate attention. The high humidity in Dubai provides ideal conditions for mold to spread quickly, often much further than what's visible on the surface.

For a small patch, you can attempt to clean it yourself, but you must contain the spores. Lightly mist the area with water to prevent spores from aerosolizing. Carefully cut and remove the affected section of carpet and underlay, sealing it in a plastic bag. Scrub the concrete with a detergent solution, then disinfect with a diluted white vinegar or hydrogen peroxide mix. Allow the area to dry completely with a dehumidifier or fan before installing new carpet.

However, if the leak has persisted for weeks, the mold growth within the subfloor or behind baseboards is likely extensive. The risk of cross-contamination to your AC system is also high. DIY methods often fail to address the root moisture problem and hidden colonies.

In this case, a professional inspection is strongly recommended. They use moisture meters and borescopes to assess the full extent of the damage behind walls and under flooring. Proper remediation involves containment barriers, HEPA filtration, and antimicrobial treatment to ensure it is fully resolved and doesn't recur. The first step is always to fix the AC leak at its source to prevent the problem from returning.
