How to treat and prevent AC leak mold on carpet?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom, and now I'm seeing some small black spots forming in the corner near the vent. I've wiped it up, but with this humidity, I'm worried it'll just come back. What's the best way to treat this properly and prevent it from spreading, especially since the carpet is involved?

The black spots are likely mould growth from the moisture, a common issue in Dubai's climate where AC condensation and high humidity create ideal conditions. The priority is to stop the moisture source first; have an HVAC technician inspect and repair the AC drain line or condensate pan leak.

For the carpet, surface wiping isn't sufficient. Mould roots into the fibres and backing. For a small area, a thorough cleaning with a white vinegar or a diluted EPA-approved disinfectant solution can help, but you must dry the carpet completely and rapidly using dehumidifiers and fans to prevent immediate regrowth. If the mould has penetrated the carpet pad underneath, which is highly probable with a leak, the affected section of carpet and padding will likely need to be cut out and replaced to properly resolve it. This is because mould within the padding is nearly impossible to fully remediate.

To prevent recurrence, ensure the AC unit is serviced regularly to prevent future leaks. Maintain indoor humidity levels below 60% using dehumidifiers or by running your AC consistently. Improve air circulation in the room. For a confirmed or persistent issue, a professional inspection can identify the exact mould type and extent of growth, which is crucial for determining the correct remediation protocol, especially with porous materials like carpet.
