AC mold behind wardrobe: professional needed and cost?« Back to Previous Page

The AC in my bedroom has been leaking a bit onto the wall for a couple of months, and now I’m seeing these black, speckled patches spreading behind the wardrobe. We've lived here for 2 years and just noticed it when moving furniture. I’m worried about my allergies and the damage it’s doing to the wall. For a problem like this in a Marina high-rise, should I just call a professional, and roughly how much should I expect to pay for inspection and removal?

A professional inspection is strongly recommended for this scenario. The combination of persistent AC leakage and visible black growth behind furniture in a high-humidity environment like Dubai Marina indicates a significant moisture issue that has likely been developing for some time.

The black speckled patches are a visible sign of a colony, but the real concern is the hidden damage to the wall and potential contamination within the AC unit and its drip pan. In a high-rise, moisture can travel within wall cavities, affecting more than just the immediate area. A proper inspection will use moisture meters and borescopes to assess the full extent of the damage behind the wall and identify the specific mould species present through lab analysis of a sample. This is critical, as some types require more stringent containment protocols during removal.

For remediation, expect a multi-step process: isolating the area to prevent spores from spreading, safely removing the contaminated materials (like the damaged section of drywall), HEPA vacuuming, and antimicrobial treatment. The AC system itself must be inspected and cleaned to prevent immediate recontamination. The final cost is entirely dependent on the square footage affected and the depth of the damage discovered during the inspection. For a contained leak behind a wardrobe, it is often a localized project, but you will need a detailed assessment to get an accurate scope of work and cost.
