How to permanently remove bathroom mold in a windowless ensuite?« Back to Previous Page

My ensuite bathroom in our Jumeirah apartment has no window and the musty smell just won’t go away, especially since the humidity kicked in last month. I wipe down the tiles after every shower, but I keep finding these black speckles in the grout behind the toilet. What's the most effective long-term solution to kill this mold for good and stop it from coming back?

Windowless bathrooms in Dubai are prime for mold due to the high ambient humidity and constant condensation from showers and air conditioning. The black speckles in your grout are likely a surface mold, but the persistent musty smell suggests a deeper moisture issue, possibly within the wall or under the tiles.

For immediate surface mold, scrubbing with a dedicated EPA or DHA-approved fungicidal cleaner is more effective than DIY solutions like vinegar. These are formulated to kill the spores and inhibit regrowth. However, this only addresses the visible problem. The long-term solution requires controlling the humidity that allows mold to thrive.

Install a high-capacity exhaust fan and run it for at least 30 minutes after every shower. Consider a dehumidifier for the space, especially during the more humid months. Consistently wiping down all wet surfaces is a good practice, but it doesn't address airborne moisture.

If the mold returns quickly or the smell persists, the issue is likely behind the walls. In such cases, a professional inspection with moisture meters and borescope cameras is necessary to assess the extent. For apartments, this is crucial as the problem could originate from a neighboring unit or a building envelope leak, which would be the responsibility of the property management to rectify under Dubai's common area maintenance regulations. A certified mold assessment can provide the documentation needed to facilitate that conversation and ensure the root cause is fixed.
