AC Leak Causing Recurring Mold: Service or Professional Inspection?« Back to Previous Page

The AC in my apartment in Jumeirah Lakes Towers seems to be constantly leaking, and now I’m finding these small black spots in the corner behind the wardrobe in our master bedroom. I’ve wiped it away twice, but it keeps coming back within a couple of weeks. Is a standard AC service enough to fix the root cause, or do I need a professional mold inspection to make sure it’s not spreading inside the walls?

A standard AC service will not fix your mold problem. The recurring black spots indicate active growth, and wiping them only removes surface evidence. The leak provides constant moisture, and Dubai's high humidity allows mold to regrow quickly.

The primary issue is the AC leak, which must be repaired to stop the water source. However, the mold has likely spread beyond the visible area, possibly into the wall cavity or AC unit itself. In Jumeirah Lakes Towers, where apartments share walls and ductwork, hidden spread is a common concern.

You need a professional inspection. A certified inspector will use moisture meters and borescopes to check inside the walls and assess the AC's evaporator coil and drip pan—common sources of leaks and hidden mold growth. The goal is to identify the full extent of contamination and the exact leak location.

While a general handyman might fix the leak, only a mold specialist can properly assess the contamination. They can determine if remediation is needed behind the wardrobe or if the AC unit requires internal cleaning. After remediation, a post-clearance test is the only way to verify the spore count has returned to a safe level.
