Mold found in apartment; building management or inspector first?« Back to Previous Page
|
The AC in my apartment in Jumeirah seems to be blowing out a weird, damp smell that’s getting worse with the summer humidity. I just pulled back the corner of the carpet in the bedroom and found a bunch of black spots along the wall. We’ve lived here for 2 years and just noticed this, and I'm worried about my toddler breathing it in. What's the best way to get a proper mold inspection done here, and should I call the building management first or an independent company?

Contact building management first, as they are legally responsible for addressing structural issues like water infiltration that cause mold. Under Dubai's rental laws (RERA), landlords must maintain habitable premises, and hidden mold from a leaking pipe or poor insulation qualifies. Document everything with clear photos and a dated email to create a formal record.
Simultaneously, engage a certified mold inspector for an independent assessment. Dubai's high humidity and constant AC use create ideal conditions for mold in walls and ducts when condensation forms. A proper inspection involves more than a visual check; it uses moisture meters and thermal cameras to find the hidden source and air or surface sampling to identify the species. This is crucial with a toddler, as some species like Aspergillus are more problematic. The inspector’s report provides the evidence needed to ensure building management completes effective remediation, not just a superficial clean. Look for a provider whose process is aligned with IICRC S520 standards and can provide a lab analysis from an accredited microbiology facility. |
