How to treat and prevent mold on skirting boards?« Back to Previous Page

My kids have been coughing and I suspect it might be mold. I just pulled back the rug in our spare bedroom and found a few small black patches on the skirting board. The room is on the side of the villa that doesn't get much sun and we had a small leak from the AC condensation pipe a few months back. What's the best way to treat this myself to stop it from spreading and how can I stop it from coming back?

The black patches on your skirting board are a common issue here, especially in less sun-exposed rooms where AC condensation creates persistent dampness. The previous leak is the likely culprit.

For a small area you can treat yourself, start by mixing a solution of one part white vinegar with one part water. Apply it to the mold and let it sit for an hour before scrubbing with a stiff brush. Wear an N95 mask and gloves to avoid inhaling spores. After scrubbing, wipe the area clean with a damp cloth and ensure it is thoroughly dried. Do not use bleach, as it only removes the surface color and does not address the moisture source, often causing the mold to return.

Preventing its return is the critical step. The Dubai climate means indoor humidity is a constant battle. You must identify and stop the moisture source. Check that the AC condensation drain line is completely clear and not leaking. Improve air circulation in the room by using a standing fan and occasionally opening windows when the external humidity is lower, typically in the early morning during winter months. A small dehumidifier can be very effective in such a perpetually damp room.

Given that your children are coughing, this indicates spores are likely airborne. For health concerns and to confirm the mold type, a professional inspection and lab test are strongly recommended. DIY cleaning addresses visible growth but not what may be hidden inside the wall or the full extent of airborne spores. A certified inspector can use moisture meters and thermal cameras to find hidden dampness and take air samples for analysis to guide proper remediation.
