The grout between the tiles in our Jumeirah Village Circle bathroom has been getting these black spots for the last couple of months, and it’s spreading behind the toilet too. I’ve tried wiping it with vinegar, but it just comes back within a week. Is this something I can tackle myself with a stronger cleaner, or is it time to call in a professional?

Those recurring black spots are likely a surface mould feeding on the soap scum and organic matter in the grout. The high humidity from showers and year-round AC use in Dubai creates the perfect damp, cool environment for it to thrive, especially in areas with poor ventilation.

Vinegar is a common first attempt, but it often fails because it doesn't kill the root structure penetrating the porous grout. For a stronger DIY approach, use a dedicated grout cleaner containing bleach or hydrogen peroxide. Scrub it into the grout lines with a stiff brush, not just wipe the surface, and let the solution sit for 10-15 minutes to penetrate. This can help reduce the visible growth for longer.

However, if the mould returns consistently within a week, it indicates a persistent issue that surface cleaning won't resolve. The moisture source is likely ongoing. In many JVC villas and apartments, this is due to microscopic cracks in the grout or a failing silicone sealant around the base of the toilet and shower, allowing moisture to seep into the wall cavity behind. This hidden moisture will cause the mould to always return.

If thorough DIY cleaning fails twice, or if you notice a musty smell, the mould is likely established deeper than the surface. At this point, a professional assessment is wise. They can identify the underlying moisture source—often needing regrouting or resealing—and verify the mould type. For extensive, recurring cases, this diagnostic step is more effective than repeated cleaning.
