AC leak causing mold: landlord emergency or DIY fix?« Back to Previous Page

The AC in my apartment seems to be leaking a little water onto the carpet in the master bedroom, and now I’m spotting a few small black patches of mold along the edge of the skirting board. It’s been like this for about a week and with the humidity rising, I'm worried it's getting worse. Is this something I need to get my landlord to fix as an emergency, or is it a minor issue I can handle myself with some cleaner from the store?

The AC leak requires immediate landlord attention, as it is the source of the moisture causing the mold. Under Dubai rental law (RERA), landlords are responsible for maintaining the central AC system and fixing leaks that damage the property. This is not a minor issue; continuous moisture will cause the mold to spread behind skirting boards and into wall cavities.

For the visible mold, a DIY approach is possible if the area is very small (under one square foot). Wipe it with a microfiber cloth and a solution of diluted white vinegar or a store-bought mold remover. Never use bleach, as it doesn't kill the roots and can worsen indoor air quality. However, DIY is a temporary fix if the leak isn't repaired.

Given Dubai's high humidity, mold can regrow within 24-48 hours of a leak. The real risk is hidden growth inside the AC unit or walls, which you cannot see or clean yourself. A professional inspection is advised to assess the full extent and ensure the AC drain line and drip pan are properly cleared and sanitized. This verifies the problem is solved at its source, not just the surface.
