AC leak causing black mold and stuffy nose, DIY or call?« Back to Previous Page

Our AC unit in the bedroom has been leaking a little for the past couple of weeks and now I’ve just found a patch of black mold on the wall behind the curtain. We’ve been waking up with stuffy noses and I’m starting to worry, especially with the humidity creeping up again. What’s the best way to handle this myself, or should I call my building management first?

That black mold is a significant health concern, especially with your symptoms. The constant AC leak has created a perfect environment for it to grow, which is common here due to our high humidity levels.

For immediate action, you must stop the moisture source. Contact your building management first. In Dubai, landlords and property managers are typically responsible for fixing AC unit malfunctions and leaks that cause property damage under the Dubai Rental Law. They should send their HVAC technician to repair the leak immediately.

Do not attempt to clean the mold yourself. Disturbing black mold without proper containment can aerosolize the spores, potentially worsening your indoor air quality and your allergy symptoms. The wall may need professional remediation if the moisture has penetrated deeply.

Given your stuffy noses, a professional inspection is strongly advised to assess the full extent of the contamination, both visible and hidden within the wall cavity. A proper assessment from a company with its own microbiology lab can identify the mold species and provide a targeted remediation plan, not just a superficial cleaning. This is crucial for ensuring the health of your bedroom environment.
