How to permanently remove recurring closet mold in humid climate?« Back to Previous Page

My bedroom closet on the outer wall of our villa in Jumeirah has developed a few patches of black mold. I’ve cleaned it off twice now, but it keeps coming back within a few weeks, especially after we run the AC all day. It's driving me crazy and ruining some of my clothes. What’s the most effective way to treat this for good and prevent it from returning, given our humid climate?

Recurring mold in a closet on an outer wall points to a persistent moisture source, likely from condensation due to the temperature difference between your AC-chilled room and the hot exterior wall. Simply wiping it away treats the symptom, not the cause.

First, improve airflow and reduce humidity in the closet itself. Leave the closet doors open for several hours each day, especially when the AC is running. Consider installing louvered doors or a small battery-operated dehumidifier or moisture absorber inside. Remove any stored items that are pressed directly against the outer wall to allow air to circulate. For the mold on surfaces, clean with a solution of white vinegar or a detergent specifically designed for mold removal, not bleach, as it only removes the surface color and can exacerbate moisture issues.

The core issue is likely insufficient insulation within the wall cavity, creating a cold surface where humid air condenses. This is a common construction challenge in older villas. A professional inspection with a thermal imaging camera can identify these cold spots and confirm the source of the condensation. The permanent fix will involve addressing this building envelope flaw, which may require adding insulation or a vapor barrier to the wall, a task for a qualified contractor.

Until the structural issue is resolved, consistently running a dehumidifier in the bedroom can help manage the ambient humidity level that fuels the problem. For valuable clothing, storing items in sealed vacuum bags within the closet will protect them from further damage.
