As a tenant, am I responsible for black mold removal?« Back to Previous Page

We've lived in our Jumeirah apartment for 2 years and just noticed a patch of black mold behind the wardrobe in the master bedroom. It must have been growing for a while, hidden from view, and I'm worried it's from a hidden leak or the humidity. Our contract isn't very clear on this. As a tenant, am I responsible for the cost of the mold removal and repairs, or is this something the landlord has to handle?

Tenancy responsibility for mold removal in Dubai depends on the cause. The landlord is typically responsible for structural issues like hidden leaks in walls or faulty AC drainage, while the tenant is responsible for mold caused by lifestyle, such as poor ventilation or failing to use the AC. However, proving the cause is the critical first step.
Given that the mold was hidden behind a wardrobe, a professional inspection is strongly advised to identify the moisture source. This is a common need in Dubai's climate, where high humidity and year-round AC use can lead to condensation issues within walls that are not the tenant's fault. The inspector's report will document whether the moisture is from a building defect or from ambient humidity, which determines financial responsibility. Formally notify your landlord or property management company in writing, with photos, and request a joint inspection. Avoid disturbing the mold, as this can release spores. For a confirmed hidden leak, the landlord should cover the full cost of repairs and remediation. If the cause is deemed to be insufficient ventilation, the cost discussion may be more nuanced. A certified mold assessment provides the evidence needed to resolve this with the property owner. |
