Should I tell my landlord about bedroom mold?« Back to Previous Page

My kids have been coughing more than usual for the last couple of weeks, and I just found a patch of black mold behind the wardrobe in our master bedroom. We've been running the AC constantly to deal with the humidity. Is this something I should immediately bring up with my landlord, or am I responsible for dealing with it as the tenant?

Yes, you should inform your landlord immediately. In Dubai, the landlord is generally responsible for addressing structural issues that lead to mold, such as leaking pipes, faulty external waterproofing, or defective AC drainage systems that cause excess condensation. Since the mold is behind a wardrobe, it strongly suggests a hidden moisture source from the building envelope.

For your children's health, it is wise to take action. Constant AC use in our humid climate can create condensation if the unit is not properly maintained or if a room lacks ventilation, but the location points to a wall issue. Common household mold can cause or exacerbate respiratory irritation, coughing, and allergy symptoms, particularly in children.

Document the issue with clear photos and send a written notification to your landlord or property management company. This creates a formal record. A professional inspection is the next logical step to identify the exact moisture source and the mold species, as some types require more stringent remediation protocols.

While you wait for a response, minimize exposure by not disturbing the patch and ensuring the room is well-ventilated when possible. The landlord should arrange for the moisture source to be repaired and for the mold to be remediated properly, not just wiped away.
