How to permanently fix AC leak and remove mold in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be constantly leaking, and I’ve started finding black spots on the wall behind the bedroom curtain. It’s been so humid lately that even with the AC on, the room never feels completely dry. What’s the best permanent fix for the leak, and how can I treat the wall to make sure the mold doesn't just come back?

The constant leak is likely due to a clogged condensate drain line, a very common issue here where ACs run year-round. Humidity causes moisture to condense on the coils; if the drain pipe is blocked by algae or dust, the water has nowhere to go but back into your unit and out onto your wall. A permanent fix requires a technician to fully clear the line, often with a pressurized flush or a vacuum, and ensure the drain pan is properly sloped.

For the mold on the wall, simply wiping it is a temporary measure. The spores are likely embedded deeper. The wall must be properly treated: isolate the area, scrub with a detergent solution, then apply an EPA-approved antimicrobial solution to kill the roots. For porous materials like drywall, cutting out and replacing the affected section is often the only permanent solution.

To prevent recurrence, the root cause must be solved. After the leak is fixed, use a dehumidifier in that room alongside your AC, as Dubai's high external humidity can infiltrate and condense on cold walls. Ensure your AC unit is correctly sized for the room; an oversized unit cools too quickly without adequately removing humidity, leaving the air clammy. For a case with visible growth and a persistent leak, a professional inspection is recommended to assess the full extent and provide a targeted remediation plan, which a company with its own microbiology lab can culture to confirm the species and verify the treatment's effectiveness.
