Can mold in our AC cause our sore throats?« Back to Previous Page

The AC in our Jumeirah apartment seems to be blowing out a really damp, earthy smell, especially when it first turns on. My husband and I have both had a persistent sore throat and stuffy noses for the last couple of weeks that we can't shake. I just pulled the filter out and found black speckles all over the inside of the unit. Could this mold in the AC be causing our symptoms, and who is responsible for getting it cleaned, us or the landlord?

Yes, mold in your AC can absolutely cause the symptoms you're describing. The damp, earthy smell and black speckles are classic signs of microbial growth. When the AC turns on, it can aerosolize mold spores and fragments, which you then inhale. This frequently leads to upper respiratory irritation, including the persistent sore throats and nasal congestion you and your husband are experiencing.
Given Dubai's high humidity and year-round reliance on air conditioning, the internal cooling coils are a prime location for condensation and mold growth if not properly maintained. The filter only catches larger particles; the issue is likely deeper within the unit's evaporator coil and drip pan. For a rental apartment in Dubai, the responsibility for maintenance typically depends on the contract. Generally, the landlord is responsible for the structural integrity and major systems of the property, which includes the central AC unit itself. Tenants are often responsible for routine filter changes and general upkeep. However, a significant mold infestation inside the unit itself usually falls to the landlord to rectify, as it affects the habitability of the property. You should formally notify your landlord or property management company in writing, describing the symptoms and the visible mold. Request a professional inspection and cleaning of the entire AC system, not just a superficial wipe-down. A proper cleaning should involve antimicrobial treatment of the coils and drainage system. In many cases, verification with surface or air testing after cleaning is the only way to confirm the issue is resolved. |
