Urgent: Black mold in AC vent, musty smell?« Back to Previous Page

The AC in my apartment seems to be making this damp, earthy smell that’s gotten worse over the last couple of weeks. I finally checked the vent in our master bedroom here in Jumeirah and I can see black spots speckled around the edges. My husband says it's nothing to worry about, but I'm concerned with how humid it's been. Is this something I need to call the landlord about urgently, or can it wait until our next scheduled maintenance?

Yes, this requires prompt attention and you should notify your landlord. Visible black speckling combined with a persistent musty odor are strong indicators of active microbial growth within the AC system. In Dubai's high humidity, this is a common issue as condensation inside AC units creates a perfect damp environment for mold.

The health effects range from minor irritation like worsened allergies, congestion, and coughing to more significant respiratory issues, especially for children, elderly, or anyone with asthma. Waiting for scheduled maintenance allows the colony to grow and spread spores further throughout the apartment's air.

Document the issue with clear photos of the vent and a description of the smell and when it occurs. Send this to your landlord or property management company in writing. According to typical Dubai rental regulations, the landlord is generally responsible for maintaining the central AC system and ensuring the property is habitable, which includes addressing health hazards like mold.

A proper remediation involves more than just wiping the vent. The entire AC unit, including the internal cooling coils and drip pan, needs to be inspected and professionally cleaned with antimicrobial solutions to address the source. For a case with visible growth, a professional inspection is recommended to assess the full extent.
