AC leak caused mold in baby's room, who to call first?« Back to Previous Page

Our family villa in Jumeirah has had a persistent leak from the upstairs AC unit for a couple of months. I've just pulled back the corner of the carpet in my toddler's bedroom and found a large patch of black, fuzzy mold on the underside and on the skirting board. I'm really worried about his breathing and what this means for our health. What's the absolute fastest way to deal with this safely and who should I call first, a mold specialist or a AC repair company?

Call the AC repair company first. The mold is a symptom of the leak; you must stop the moisture source immediately before any remediation can begin. In Dubai's high humidity, an active leak will cause mold to regrow rapidly even if you clean it. The repair is the urgent priority to protect the structure and halt further spread.

Once the AC unit is fixed and the leak is resolved, then contact a mold inspection specialist. Do not attempt to clean this yourself, especially with a toddler in the home. Disturbing the mold can release a high concentration of spores into the air. A professional inspection will assess the extent of the growth behind the skirting board and under the carpet, which is often larger than what's visible.

They should use moisture meters and thermal imaging to find all affected areas and then perform the remediation under containment to prevent cross-contamination. Proper remediation involves removing the contaminated porous materials (like the carpet underlay and potentially the skirting board), HEPA vacuuming, and antimicrobial treatment. For a case like this, always request a post-remediation verification test from an independent lab to confirm the spore count in the room has returned to a safe, ambient level before allowing your toddler back in.
