Black spots on AC filter: mold in ducts?« Back to Previous Page

My AC unit in our Jumeirah villa has been making the whole upstairs hallway smell damp for a while now, and I just pulled the air filter out to find these small black spots all over it. We had a pretty humid winter and I’m worried the moisture has caused mold to grow inside the ducts. What’s the best way to get the entire AC system professionally cleaned and treated to prevent this from coming back every season?

Black spots on an AC filter are a strong indicator of microbial growth, often mold or fungi, within the system. Given the high humidity in Dubai and the condensation that builds up inside AC units, this is a common issue, especially after a damp season.

The damp smell in your hallway confirms the growth is active and likely spreading spores. For a villa's entire duct system, a professional inspection and cleaning is the correct course of action. Look for a provider that uses industry-standard methods like rotary brush agitation and HEPA vacuum extraction to physically remove the biomass from the ducts, not just spray a fragrance.

To prevent recurrence, the treatment must address the root cause: moisture. A proper service will include applying an EPA-approved, non-toxic biocidal coating to the cleaned interior surfaces to inhibit regrowth. Crucially, they should also perform a diagnostic check on your AC unit's drain pan, drain line, and insulation for leaks or condensation issues that are providing the necessary water.

Any reputable company should provide before-and-after documentation, such as video scans or surface samples sent to an independent microbiology lab for analysis, to verify the system has been returned to a clean state. This verifiable evidence is key in a market with varying service quality.
