Is landlord responsible for shower mold making my kids cough?« Back to Previous Page

My kids have been coughing more than usual and I suspect it's the black mold that's been spreading along the grout in our master bathroom shower. We've lived in this Discovery Gardens apartment for almost two years and it's been getting progressively worse since the humidity kicked in a few months ago. I wipe it down with bleach weekly but it just comes back stronger. Is my landlord responsible for a proper, permanent fix, or is this on me to handle as the tenant?

Bathroom mould that causes recurring health symptoms like coughing requires the landlord's attention for a permanent fix. While tenants handle routine cleaning, the underlying cause of persistent mould is typically a building maintenance issue.

Under Dubai rental law (RERA), landlords are responsible for the structural integrity of the property and for maintaining the premises in a habitable condition. A persistent mould problem stemming from inadequate ventilation, leaking pipes within the walls, or faulty waterproofing is their obligation to rectify. Your documentation—photos of the recurring mould and notes on your children's symptoms—is crucial for your case.

Bleach only removes surface discolouration and does not address the moisture source or the hyphae (roots) growing within the grout. In Dubai's high humidity, this moisture often comes from poor bathroom ventilation or a compromised shower seal, allowing condensation to seep behind tiles.

Formally notify your landlord in writing about the health concern and the mould's rapid return despite cleaning. Request a professional inspection to identify the moisture source. A proper remediation involves fixing the ventilation or leak, removing the affected grout, and reapplying a mould-resistant sealant. For health-related cases, a lab test can identify the species to confirm it is an irritant, which strengthens your request for action.
