AC leak and mold: landlord or tenant responsibility in JVC?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind it in the living room, and now I’m seeing a big patch of black mold spreading there. It’s been getting worse over the last few weeks. As a tenant in Jumeirah Village Circle, am I responsible for fixing the AC leak and cleaning this mold, or is that the landlord's job to handle?

Leaks and resulting mold are typically the landlord's responsibility to repair, as they fall under structural and maintenance issues with the property's fixtures. Your immediate duty as a tenant is to report the issue in writing to the landlord or property management company without delay. This creates a formal record of notification.

The persistent humidity from the AC leak creates an ideal environment for mold, which is why the patch is spreading. For a problem of this scale, professional remediation is strongly advised. DIY cleaning on porous materials like drywall is often ineffective at addressing the root colony and can aerosolize spores.

If the landlord is unresponsive, you can reference the Dubai Rental Law, which mandates landlords must maintain the property in a habitable condition. Escalation can be made to the Rental Dispute Center (RDC) in Dubai. For your health and to document the extent of the problem, consider a professional mold inspection. A certified inspection from a company with its own microbiology lab can identify the species and provide a verified report, which is useful evidence if a dispute arises and confirms the necessary remediation steps.
