Is mold removal in my Dubai apartment my landlord's responsibility?« Back to Previous Page

The wall behind my wardrobe in the bedroom of my Jumeirah Village Circle apartment has large black splotches of mold. I first spotted it a couple of weeks ago when I was rearranging furniture, and it's definitely getting bigger. The room feels damp, even with the AC on constantly. Is getting this professionally removed my landlord's responsibility, or do I have to handle it myself?

Under Dubai tenancy law, the landlord is generally responsible for rectifying structural defects that cause dampness and mold, such as leaking pipes, faulty waterproofing, or cracks in the external building envelope. The persistent dampness you describe, especially with the AC running, strongly suggests a hidden leak or an insulation issue, which falls under their purview.

You should formally notify your landlord or property management company in writing immediately. Include clear photos of the mold and a description of the damp conditions. This creates a dated record of your complaint. They are obligated to investigate and address the source of the moisture.

However, if the moisture is determined to be solely from tenant activities (like inadequate ventilation when drying clothes indoors), the responsibility could shift. Given the location behind a wardrobe, an internal leak or condensation from a cold wall is more likely. A professional inspection is crucial to identify the exact moisture source—this diagnostic step is key for determining liability.

For a case this advanced with visible growth and a musty smell, professional remediation is strongly advised. DIY cleaning often fails to address the root cause and can disturb spores, spreading them further. In Dubai's high humidity, mold can regrow rapidly if not handled correctly. The process involves containment, safe removal of contaminated materials, HEPA vacuuming, and antimicrobial treatment, followed by verification that the space is clean.
