AC emergency or wait for musty smell and black dust?« Back to Previous Page

The AC in my apartment seems to be blowing out a really damp, earthy smell, and I’ve just spotted a patch of what looks like black dust around the vent in the master bedroom. It’s been getting worse over the last couple of weeks with the humidity. Given how much we rely on AC here, is this something I need to get treated as an emergency, or can it wait until next week for maintenance to take a look?

Treat it as a priority. A musty smell and black dust around the vent strongly indicate microbial growth inside the AC unit, which is common here due to the constant humidity and condensation. The risk depends on the mould type and your household's sensitivity, but it should not be left untreated for weeks.
For now, turn the AC off in that room to stop it from spreading spores throughout the space. Wipe the visible dust around the vent with a damp cloth and a mild detergent, wearing a mask and gloves. Do not attempt to clean inside the unit yourself, as this can disturb a larger colony. The damp, earthy odour confirms the issue is inside the ductwork or evaporator coil, where condensation provides constant moisture. A professional inspection is needed to assess the extent of the growth. They can take samples for lab identification to determine if it's the common, less hazardous Cladosporium or the more concerning Stachybotrys (true "black mould"), which requires a specific remediation protocol. In Dubai's climate, this is a recurring issue without proper maintenance. Once resolved, consider a UV-C light installation inside the unit and changing to a higher MERV-rated filter to help reduce future growth. For a verifiable result, any service should provide before-and-after testing data from an accredited lab. |
