How to inspect a damp closet on an outside wall?« Back to Previous Page

Our master bedroom closet on the outside wall has started to feel damp and my clothes have a faint mildew smell, especially after last week's heavy humidity. We’ve lived in this Mirdif villa for about three years and never had this issue before. I'm really worried it's spreading behind the walls. What's the most effective way to get a proper inspection done to find the source and stop it for good?

Start by checking for obvious signs of water intrusion. Inspect the closet's exterior wall for cracks in the render or gaps around window frames, which are common entry points for Dubai's occasional heavy rain. Feel the walls for cold spots, as these can indicate areas where condensation is forming due to the stark contrast between the humid outdoor air and your air-conditioned interior.

For a persistent damp smell and suspected hidden growth, a visual inspection is not enough. A professional inspection using a borescope to see inside wall cavities and a thermal imaging camera to identify hidden moisture and temperature differentials is the most effective approach. They will also take air and surface samples for lab analysis to identify the specific type of mold, which is critical for understanding the health risk and planning the correct remediation. In the UAE, this is the standard for a science-driven diagnosis.

The ultimate goal is to find the source. In Mirdif villas, this is often a compromised vapor barrier, a leaking pipe within the wall, or condensation from an AC supply line or duct running through the space. Simply cleaning the visible area will not stop it from returning. A proper inspection report will pinpoint the origin and provide a scope for the repairs needed to stop the moisture permanently.
