Black mold from AC leak: DIY or pro cost in Dubai?« Back to Previous Page

The AC in our Jumeirah Park villa has been leaking a bit into the wall behind it, and now we’ve spotted a pretty large patch of black mold spreading there. With the humidity lately, it seems to be getting worse, and I’m worried about my family breathing that in. I’ve never dealt with this before and have no idea what to expect cost-wise for a professional remediation service here in Dubai. Is this something I can tackle myself with products from ACE, or is this a definite job for a pro, and what’s a rough estimate for fixing something like this?

That's a definite job for a professional, not a DIY project. When mold is growing on drywall from a persistent leak, the issue is almost always inside the wall cavity, which you cannot effectively access or treat with surface cleaners from a hardware store.

In Dubai's high humidity, hidden mold colonies can spread rapidly through porous building materials. A professional remediation will involve identifying and fixing the AC leak source, then containing the area to prevent spores from spreading during removal. The affected drywall and insulation will need to be safely removed and disposed of, followed by HEPA vacuuming and antimicrobial treatment of the cavity before repairs.

For a proper assessment and quote, a certified inspector should conduct a moisture survey to map the full extent of the water damage. The final cost is highly variable and depends entirely on the square footage of contaminated material, the depth of the leak into the wall, and the required containment level. You can expect to request assessments from a few providers; look for companies that provide detailed scopes of work and post-remediation verification, ideally with lab testing, to confirm the environment has been returned to a normal fungal ecology.
