AC leak caused black mold: DIY fix or call professional?« Back to Previous Page

The AC in our villa in Jumeirah 3 has been leaking into the wall behind it, and now there's a huge patch of black mold spreading there. We've tried wiping it, but it just comes back stronger and the dampness seems to be getting worse. Is this something I can handle myself with products from Ace Hardware, or is it definitely a job for a professional? And what's the typical cost range for a proper mold remediation job for something like this in Dubai?

This is a job for a professional. The recurring dampness and rapid regrowth of black mold indicate a significant moisture source that you haven't addressed—likely the ongoing AC leak. In Dubai's climate, this constant humidity from the leak creates a perfect environment for mold to thrive deep within building materials.

Wiping surface mold is ineffective because the fungal roots (hyphae) penetrate porous surfaces like drywall and insulation. DIY treatments from a hardware store may temporarily bleach the visible stain but will not address the root cause or the hidden colonization. The leak must be repaired by an HVAC technician first to stop the water intrusion.

For the mold itself, proper remediation involves containment to prevent spores from spreading to other parts of the villa, removal of contaminated porous materials, and specialized HEPA filtration to clean the air. This is not a safe or effective DIY project due to the health risks from spore exposure and the high likelihood of recurrence.

Costs for professional remediation are variable and depend entirely on the extent of the damage discovered. The price is determined by the square footage of contamination, the depth of penetration into the wall, and whether the AC unit and ductwork also require cleaning. You will need a detailed on-site inspection from a certified provider to get an accurate assessment and scope of work.
