AC leak causing mold in JVC apartment, who to call?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a little water onto the carpet below the unit, and now I’m seeing a few small black spots along the base of the wall. I’m really worried it’s mold and I know how humid it gets here. What’s the best way to clean this properly and who should I call to fix the AC leak to make sure it doesn’t come back?

An AC leak in JVC's high humidity is a common catalyst for mold growth. The black spots on your wall base are almost certainly mold, as the constant moisture from the leak and our humid climate create an ideal breeding ground.

For the mold, a small area can be carefully cleaned with a solution of detergent and water, but avoid bleach as it doesn't prevent regrowth. The critical step is fixing the source. You must call a certified HVAC technician to repair the AC drain line or condensation pan leak. Merely cleaning without repairing the unit guarantees the problem will return.

For peace of mind, especially with visible growth, a professional inspection can confirm the extent. A proper assessment involves moisture meters and, if needed, lab analysis to identify the mold type, which is important for determining the correct remediation method. This is a standard practice for science-driven companies with their own microbiology labs.

Once the leak is permanently fixed, use a dehumidifier in the room and ensure good ventilation to dry the carpet and wall structure completely, preventing any residual spores from reactivating.
