AC leak causing black speckles on ceiling vent?« Back to Previous Page

The AC unit in our master bedroom in Jumeirah Park seems to be leaking a bit of water into the drip pan, and now I’m getting black speckles around the air vent on the ceiling. We’ve lived here for 2 years and just noticed this after the humidity spiked last week. What’s the best way to clean this safely and prevent it from coming back, should I call a professional AC service or is this something I can handle myself?

That's a classic sign of mold growth due to condensation from the AC leak. The high humidity we've had accelerates this, as the moisture from the drip pan provides the perfect damp environment for mold spores, which are always present in the air, to colonize.
For cleaning the visible speckles on the surface of the vent and ceiling, you can carefully wipe the area with a microfiber cloth dampened with a solution of white vinegar or a mild detergent. Wear an N95 mask and gloves to avoid inhaling or touching the spores. However, this only addresses the cosmetic surface issue. The primary concern is inside the AC unit and the ductwork leading to the vent. The leak indicates a blockage in the drain line or another fault, creating a persistent moisture source inside the system. This is where significant mold growth likely exists, and it's being blown out through the vents. DIY cleaning cannot reach this contaminated area. You need a professional AC technician to first fix the leak and clear the drain line to solve the moisture problem. Then, the system requires a proper internal cleaning. Given the visible growth, an assessment that includes surface sampling or an air test from a microbiology lab can identify the mold type and concentration, which dictates the necessary remediation scope. This is a common issue in Dubai's climate, and addressing the root cause inside the unit is essential to prevent it from recurring. |
