The AC in my apartment in Jumeirah seems to be leaking a little bit of water, and now I’ve found black spots spreading on the wall behind the wardrobe in my master bedroom. It’s been humid lately and I’m worried it’s just going to get worse. What’s the best way to clean this and, more importantly, how can I stop it from coming back for good?

The black spots are likely mold caused by the AC condensate leak. First, fix the leak—this is the most critical step. In Dubai's humidity, any moisture source will cause rapid mold regrowth. Have an HVAC technician inspect the drain line, drip pan, and unit seal for blockages or damage. They should ensure the condensate is properly draining away from the structure.

For cleaning, small surface mold on non-porous materials can sometimes be addressed with a detergent solution. However, mold on porous surfaces like drywall often requires cutting out and replacing the affected section after the leak is repaired. Merely wiping it spreads spores and doesn't address the root infestation inside the wall.

To prevent its return, maintain indoor humidity below 60%. Consistently running your AC helps, but using a dedicated dehumidifier is more effective, especially during humid summer months. Ensure the room is well-ventilated. After remediation, a professional inspection with moisture meters can verify the wall cavity is completely dry. For a persistent or large-scale problem, a lab test can identify the mold species to confirm the cleaning was successful and the health risk is resolved.
