How to treat and prevent recurring black mold from AC leak?« Back to Previous Page

My AC unit in the bedroom has been leaking a bit of water onto the carpet, and now I’ve spotted these small black speckles spreading out from the corner of the wall. It’s been humid lately and I’m worried it’s taking hold behind the skirting board. What’s the best way to treat this myself to stop it from coming back after I clean it?

Black mold growth from an AC leak is a common issue in Dubai due to the high humidity and condensation. The first step is to stop the moisture source. Turn off the AC, mop up all standing water, and have the AC unit serviced to fix the leak.
For the visible mold, wear an N95 mask and gloves. Wipe the hard surfaces on the wall with a detergent solution. Porous materials like damaged skirting boards or wet carpet padding are nearly impossible to clean properly and should be removed and discarded, as the mold will be growing within them. Preventing its return is the critical part. After cleaning, the area must be completely dried. Use dehumidifiers and fans for at least 24-48 hours. A moisture meter can verify the wall and floor are dry deep down. Simply wiping the surface will not stop regrowth if moisture remains trapped behind. For a recurring problem, especially with wall cavities involved, a professional inspection is strongly recommended. They use thermal imaging to find hidden dampness and can perform lab tests to confirm the mold type, which dictates the correct remediation protocol. In many Dubai villas, the persistent humidity means DIY cleaning often only provides a temporary solution. |
