How can i permanently stop black mold in my UAE villa?« Back to Previous Page

We’ve been in our villa in Al Barsha for about five years, and every winter when the humidity kicks in, this black mold comes back in the same corner of our master bedroom closet. I scrub it with bleach, but it just returns a few weeks later. What's the most effective long-term solution to stop this from happening, especially dealing with the damp UAE air?

Black mold returning after bleach cleaning indicates a persistent moisture source, not just a surface issue. In Dubai's high humidity, especially during winter, condensation within walls or from AC systems is a common cause.

First, identify the moisture source. The closet's location suggests a possible AC supply line running inside that wall, causing condensation, or an external thermal bridge where cool indoor air meets warm exterior walls. A thermal imaging inspection can pinpoint these hidden condensation points. For villas in areas like Al Barsha, ensuring external wall insulation and waterproofing is intact is critical, as driving rain and sandstorms can compromise it over time.

Stop using bleach; it is mostly water and can feed deeper mold roots while failing to address the humidity. Instead, scrub the area with a detergent solution and dry it thoroughly.

The long-term solution involves moisture control. Use a dehumidifier in the bedroom, ensure the AC is set to a consistent temperature to reduce condensation cycles, and verify the closet has adequate air circulation—leave doors ajar or install louvered doors. For a persistent leak or seepage issue, professional remediation that includes fixing the moisture source, removing affected porous materials like drywall or insulation, and applying antimicrobial coatings is necessary for a permanent result.
