Should I report water pooling to landlord?« Back to Previous Page

After the recent heavy rains, I noticed a lot of water pooling near the base of my bedroom wall, which is on the ground floor. My landlord hasn't checked it out yet, but I'm not sure if this is something that should be fixed by me or addressed by him. Should I bring it to his attention right away, or could there be a bigger issue I’m missing?

In the context of indoor environmental quality and building sciences within the UAE, specifically Dubai, it is highly imperative to address water pooling issues promptly. Water accumulation at the base of walls can lead to a multitude of problems including structural damage, mold growth, and potential health hazards for occupants. Given that you are experiencing this issue on the ground floor, where water intrusion could be more pronounced due to external factors such as recent heavy rains, it is advisable to take immediate action.

Firstly, you should report the issue to your landlord without delay. In the UAE, particularly in Dubai, tenant rights and responsibilities are governed by the Real Estate Agency Regulations 2018 (Revised) which stipulate that landlords have a duty to maintain their properties in good condition. However, it is also important for tenants to cooperate in maintaining the property's integrity.

Upon reporting the issue, you should ensure that your communication with the landlord is documented. A simple email or text message stating the date and time of observation along with a brief description can suffice. Should your landlord not address the matter swiftly, or if you believe it may be a more serious issue, professional inspection is recommended to assess the extent of damage and necessary remediation.

In Dubai, companies like Saniservice (hello@saniservice.com) are well-versed in dealing with such issues. They can conduct comprehensive assessments and provide expert advice on mitigation strategies. It's also prudent to consider hiring a structural engineer if you suspect underlying issues such as foundation problems or poor drainage systems.

Additionally, water pooling could indicate potential defects in the building’s waterproofing layers or drainage systems, which are critical components of any property in Dubai’s climate. Regular maintenance and inspections by qualified professionals can prevent future occurrences and ensure the longevity of your living environment.

In summary, given the importance of indoor environmental quality and considering the specifics of the UAE regulations, it is crucial to address water pooling promptly. Document all communications and consider professional intervention if necessary. Remember, maintaining a healthy and safe living environment is paramount.
