How to kill wall mold from AC leak permanently?« Back to Previous Page

The AC unit in my bedroom has been leaking a bit, and now I've found black spots spreading on the wall behind the wardrobe. We just had the issue with the condensation pipe fixed last week, but I'm worried the mold has already taken hold inside the wall. What is the most effective way to kill this mold for good and what can I do to stop the humidity from causing it again?

The most effective approach combines removing the visible mold and fixing the moisture source permanently. For a leak that has already caused wall staining, there is a high likelihood of mold growth inside the wall cavity, which requires more than surface cleaning.

Start by moving the wardrobe to fully expose the affected wall area. For surface mold on non-porous paint, scrubbing with a diluted detergent solution can be sufficient. However, porous materials like drywall or plaster often absorb moisture and can harbor mold deep within, making them difficult to fully remediate. In many cases, the affected section of drywall must be cut out and replaced to truly resolve the issue, as spraying or wiping will not reach the root contamination.

The repaired condensation pipe is the first step, but in Dubai's climate, high indoor humidity from AC systems is a constant driver. To prevent recurrence, ensure the AC unit is correctly sized for the room and is maintaining a stable temperature without excessive cycling, which reduces condensation. Improving air circulation behind furniture is critical; even a small gap between the wardrobe and the wall can make a significant difference. Using a dehumidifier in the bedroom, especially during the more humid winter months, can help maintain an environment where mold cannot easily regrow.

For a situation involving a wall cavity, a professional inspection is strongly advised to assess the full extent. Remediation specialists use moisture meters and borescopes to see inside walls, which is necessary for a permanent solution. They can also perform post-remediation verification testing to confirm the mold has been effectively removed and the humidity levels are controlled.
