First, install a high-capacity exhaust fan if you don't have one. It should be powerful enough to completely exchange the air in the room; look for a model rated with a high CFM (cubic feet per minute). Run it for at least 30 minutes after every shower. For severe cases, consider a humidistat-controlled fan that automatically turns on when humidity rises. Second, address the AC's limitations. Since the vent is in the hallway, the bathroom air is stagnant and warm. Leaving the bathroom door open after use allows the cooler, dehumidified air from your apartment's AC system to circulate into the space, helping it dry out faster. For a more integrated solution, some properties can have a small transfer grille installed in the bathroom door to permit constant air exchange. For the existing mold, standard cleaning just bleaches the surface, leaving the root structure intact. The grout must be professionally treated with antimicrobial agents or, in many cases, fully removed and replaced with a mold-inhibiting epoxy grout, which is far more resistant to moisture penetration. If the problem recurs despite these measures, the moisture might be originating from behind the tiles due to a leak in the plumbing or waterproofing membrane, which is a common issue in older buildings. A professional inspection using moisture meters and borescopes can identify this hidden source. Companies with in-house microbiology labs can also test a sample to identify the mold species, which confirms if it's a surface-level or deeper infestation.
