Black mold found behind wardrobe, need professional remediation?« Back to Previous Page

My kids have been coughing and sneezing nonstop for the last month, and I've started getting headaches. I finally pulled our large wardrobe away from the bedroom wall in our Mirdif villa and found a huge patch of black mold spreading from the corner where the AC unit's condensation pipe sometimes leaks. We’ve lived here for 2 years and just noticed this. Is this a job for a professional mold remediation company, or can I handle it myself with cleaners from ACE?

Yes, this is a job for a professional remediation company. The combination of its size, the duration of the leak, and the health symptoms you're describing means this is beyond a DIY cleaning project.

In a Dubai villa, especially in a humid area like Mirdif, a leaking AC condensation pipe is a chronic moisture source. The mold you see on the surface is likely just the fruiting body; the hyphae (root system) can penetrate deep into the gypsum board and possibly the concrete block behind it. DIY surface cleaning with bleach or store-bought solutions will not address this hidden growth, and the problem will return quickly.

The persistent coughing and your headaches are significant indicators that the mold colony is actively releasing spores into your bedroom's air. Disturbing it yourself without proper containment, such as moving the wardrobe, risks a massive release of spores that can spread the contamination throughout the house. Professionals will set up physical containment barriers and use negative air pressure machines with HEPA filtration to prevent this cross-contamination during the removal process.

The correct protocol is to first have a certified inspector test it to identify the species and the full extent of the contamination. This provides a scientific baseline. The remediation company will then follow IICRC standards to safely remove all affected porous materials (like the drywall and possibly insulation), treat the underlying structure with professional-grade antimicrobials, and ensure the AC condensate leak is permanently repaired. Finally, post-remediation verification testing should be done to confirm the air quality has returned to a safe level before you rebuild.
